Happy birthday to the Former President of the Republic of Ghana, H.E. John Agyekum Kufuor.
You led our great Party, NPP, to our first victory in 2000. Your stewardship for the 8years at the helm of affairs has been a reference point for everything good that the nation must be doing.
You are a priceless asset to NPP, the Asanteman and mother Ghana.
Happy Birthday to you, The Gentle Giant, HE John Agyekum Kufuor!!!
Signed:
Osei Kyei-Mensah-Bonsu (Hon MP),
Majority Leader/Minister, Parliamentary Affairs
I did a walk this afternoon, got some roadside bar and had lunch unaccompanied in my neighborhood. I was lucky not to be noticed.
Was really fun. Then I just walked back to my house. I saw my neighbor who I usually helped his family and mostly come to the entrance to greet me in my car. This time he looked at me but no hello mpo.
I just walked passed him and opened the entrance gate and entered. He never bothered checking who was entering my house. I just got into my room and I thanked God. But I said to God, Oh ye! The people only see me when I’m in your anointed seat. Without it I’m nobody.
Then I said to God, pls always help me to be humble. The attention is all for you, not mine. I love my simple living. No stress đ
Saturday 12th November, 2022
Location: Suame Municipality, AR.
Five years and still counting, since my wife Irene and I were honoured by His Royal Majesty the Asantehene, Otumfuo Osei Tutu II and installed as Sompahene and Sompahemaa at Bremang in the Suame constituency. We consider this a commemorative milestone.
We were warmly welcomed when we appeared before the Chiefs and Queen mothers of the Suame Municipality to thank them and give an account of our stewardship as custom demands. Emphasis was on the activities to mark the anniversary by the Sompahemaa Foundation, an NGO founded by my wife as a direct result of our investiture.
We took the opportunity to brief Nananom, requesting their support and participation in the programmes to observe the 5th Anniversary. These include a Medical screening at the Nsawam
Medium Security Prison and another which will be held at Bremang. I made a request for the Chiefs and Queen mothers to join us on 7th December, 2022, to pay homage to the Asantehene, Otumfuo Osei Tutu II.
Nana Kutin Sraman II, Bremanghene, blessed us and pledged their total support.
Nana Bremanghene could not hide the fact that the infrastructural projects prior to 2017 and ongoing projects in the Suame Municipality had occasioned great changes to the community.
He remained hopeful that God will bless our service to Asanteman and the entire nation.
Rental income is the amount received in lieu of renting out or letting out the property.
In Ghana there are to rates the Rent Bill (Act 220,1963),as amended in 2015,2020. An 8% tax on residential premises and 15% for commercial and non- residential premises.
Rent income tax mist be paid within 30 days after the rent income is received by the Landlord or in default to timely pay the rent tax attracts an interest of 125% of the statutory rate, compounded monthly.
In Ghana the GRA sets out the incidence and implement any tax system and the Rent Control Department under the Ministry of Works and Housing are involved in regulating rental controls and acts as the main arbiter between tenants and landlords.
According to the 1963 Act 220, as amended, in 2020; rent to be paid monthly and amended to 6 months in the current Bill.
Thus,to ensure that the rentees in Ghana ( facing 2 million housing deficit), had to device means of ensuring a smooth implementation of the Rent Tax to rake in the needed funds for development of the country.
A tentative estimate based on 2010 Housing and Property Census gave an accruals of about Ghc 17 billion per year to GRA.
The process works in this way,the rentee pays for the accommodation and the Rent Control will issue the certificate for registration of the Land Lord,so that his tax can be charged by GRA.
The certificate from Rent control will be issued at a fee and the tax is sent through the commercial Banks and a receipt is given for 6 months rent paid,so the landlord will pay the 8% rent tax or 15% depending on the type of premise.
The Rent Tax will be a way to save over 600,000 government workers,as the agency – rentee- renter , equation will free resources from 24,36 monthly payments. So every tenant can save money and invest in other enterprise so that after 6 months they will pay the rent.
In this way,the landlord can also enter into formal arrangements with the commercial Banks to get say 2 or 3 years rent deposit they previously will take from a tenant under the unregulated system, through say a 15 % discount factor by the Bank.
The rent of say Ghc 30,000.00 , for say 3 years will get the landlord say Ghc 28,500.00 and this will enable the landlord to have funds for any investment or other without encumbrances to the tenant and landlord in paying the rent tax .
In the end,the process is digitized, formalized and sanitized the housing market and create jobs and income for the exchequer
The benefits to the Housing ministry and Finance Ministry will be to streamlining the rental tax in Ghana and let government free scare resources to other priority sectors of the economy.
This system will work with the various MMDAs in Ghana and also increase their internally generated funds through stamp duty tax and licencing fees on rental housing market in their various Districts.
Again, the MMDAs can bring in Artisanal taxes in the housing industry which also falls under Works and Housing ministry.
This is such that a register for Artisans can be used to regulate works in the districts by artisans and at a fixed annual rates can generate revenue to the Assemblies,as properties are taxed,so the masons, electricians, plumbers and carpenters, etc will all pay tax on works done for real estate developers and private landlords who are renting their property.
For example, if the Assemblies enforce the registration of artisans,it means that if one is not registered and licenced for the year ,no works can be done in the district!
At the end of the day,a very regulated Rent Tax and control works smoothly and revenues accrue to the exchequer as it is done in other jurisdictions in the world

The fiscal recklessness of John Mahama and Seth Terkper between 2013 and 2016 has visited the heads of Akufo-Addo and Ken Ofori-Atta in 2022, and as part of usual African politics, NDC Members of Parliament are desperately twisting facts and changing the narrative to suit their come back to power on December 7, 2024.
It is true that Ghana is heavily in debts, forcing Credit Rating Agencies to downgrade Ghana, preventing Ghana to borrow from the External Money(or Financial) Market and thereby resorting to bailout from the IMF after Government failed to achieve the revenue target from the E-levy.
The question many Ghanaians would be asking, is it the fault of Akufo-Addo’s Government only or Playback of the adverse effects of John Mahama’s fiscal recklessness?
The NDC Members out of mischief & propaganda, and some NPP Members out of ignorance & lack of facts are jointly blaming Akufo-Addo’s Government to the larger extent Ken Ofori-Atta for the current economic crisis of Ghana.
But from the perspective of Facts and accuracy of Reports, it is NOT entirely True that Akufo-Addo’s Government and Ken Ofori-Atta are to be entirely blamed for the Fiscal Recklessness of Ghana.
For Monetary Recklessness, it is the sole responsibility of the Bank of Ghana and its leadership. No one can blame the Cedi-Dollar issues on Ken Ofori-Atta because that is NOT his responsibility as the Finance Minister.
For the purpose of this Article, I would limit myself to the Fiscal Recklessness of Ghana since the period of 2007 and 2022.
The debt crisis of Ghana is largely due to lending and borrowing(new debts or loans) not being adequately enough to generate sufficient revenue or resources to enable them to be repaid on timely basis. Ghana’s Government loses around 30% of revenue to External Debt Payments each year.
The World Bank and IMF as a result of pressure from the Global Jubilee Movement set up two Debt Relief Schemes known as the Heavily Indebted Poor Countries Initiative(HIPC) and Multilateral Debt Relief Initiative(MDRI).
Former President Kufuor’s Government took advantage of this move and went for debt cancellation under HIPC. As a result of HIPC move by Kufuor, the External Debt of Ghana fell from $6.6 billion in 2003 to $2.3 billion in 2006.
External Debt of Ghana grew from $14.7 billion in 2013 to $21.1 billion in 2016(an increase of 44%).
The Depreciation External Debt of Ghana gone up from 30% of GDP in 2013 to 56% in 2016(an increase of 87%).
In 2013, the value of the Cedi against the Dollar fall by 50%, causing the dollar-denominated size of Ghana’s economy to fall from $47.8 billion in 2013 to $36 billion in 2015.
Because External Debts are owed in Dollars or other Foreign Currencies, this in turn increased the relative size of the Debt and Debt Payments of Ghana.
Ken Ofori-Atta as a Finance Minister needed to carry this heavy burden created by Seth Terkper and John Mahama’s Government.
According to leading Global Experts, this is one of the “MOST STUPID BOND TRANSACTION EVER”.
The interest rates on the new debts were high, rising from 7.9% for the 2013 bond issued to 10.75% for the bond issued in October 2015.
A buyer of John Mahama/Seth Terkper bond in 2015 is already guaranteed of $1.15 billion and Ghana will still owed $1 billion and Interest Payments of $860 million.
The World Bank has to broke its own rules due to the incompetence of John Mahama and Seth Terkper by guaranteeing $400 million of payments if Ghana’s Government fails to pay.
The higher interest rate and guarantee by World Bank means that if Ghana were to pay the interest every year until 2024 then Default on all other payments from 2025 including the Principal, the Bond Speculators would still have made a profit of $90 million from Ghana’s Government more than if they had lent to the Government of the United States of America.
This implies that, the Bond Speculators lent to John Mahama’s Government knowing and believing that, there was a greater chance that they would not be fully repaid by Mahama’s Government.
Ken Ofori-Atta when took over as the Finance Minister has to carry this unfortunate burden created by John Mahama and Seth Terkper.
Ken Ofori-Atta has so far paid over GHS 12 billion as the cost of excess energy capacity charges inherited from John Mahama’s Government.
Ken Ofori-Atta has been paying $46 million monthly and $552 million yearly as a debt for Sankofa Gas Pipeline Project left behind by John Mahama and Seth Terkper.
Ken Ofori-Atta on behalf of Government has paid $3.6 billion in the past almost six years for the Sankofa Gas Pipeline Deal.
The GHS 1.2 billion NHIS Debt was accrued between 2013 and 2016. Akufo-Addo’s Government through the Finance Minister cleared all the GHS 1.2 billion Debt caused by John Mahama/Seth Terkper.
Akufo-Addo’s Government provided solutions to the inherited Banking/Financial Crisis.
The Banking/Financial Sector Clean-up Exercise cost Akufo-Addo’s Government of GHS 25 billion and this protected the Savings of over 4.6 million Depositors who are largely Ghanaians.
It took Ken Ofori-Atta to abolished 11 Nuisance and Killer Taxes as well as reviewing 4 other killer taxes imposed by Seth Terkper that were negatively affecting businesses in Ghana at the time coupled with 5 years of Mahama’s Dumsor.
Moving away from the Fiscal Recklessness of John Mahama/Seth Terkper, it is important as a Country we consider CANCELING the Payment of EX-GRATIA to Members of Parliament and other Public Office Holders. This is because the Ex-gratia is seriously contributing to the Fiscal Recklessness of Ghana thereby putting unnecessary pressure on the nation’s purse and Finance Ministry.
You can do the simple calculation by multiplying 275 Members of Parliament by GHS 452,000.00.
Ken Ofori-Atta under pressure from Members of Parliament went to borrow to pay the 275 Members of Parliament, each receiving
GHS 452, 000.00.
Interestingly, some Members of Parliament who have been in Parliament since 1992, 1996, 2000, 2004, 2008, 2012, 2016 and 2020 have been receiving payments of Ex-gratia at the detriment of the poor masses.
Finally, it is worthy to bring to the attention of Ghanaians that, Free SHS Policy alone has costed Akufo-Addo’s Government over GHS 7.62 billion since its implementation in 2017.
Currently, the economic situation in Ghana is not the best but we have to appreciate the fact that, Akufo-Addo’s Government has done well in several sectors of the economy.
By the grace and mercy of the Almighty God, some of us are alive to witness the 30th birthday of the New Patriotic Party in this Fourth Republic. 1992 feels like yesterday to some of us, as some of the experiences we encountered are still fresh in our memories.
The 30 years have been years of myriad experiences – struggles, perseverance, triumphs, defeats, heartbreaks, crying, betrayals, disappointments, joy and mistakes, to mention but a few.
I respectfully doff my hat for the bravery of the living and departed founding members who withered the storm of hostility, intimidation, harassment and victimization to ensure that the vision of our forefathers to see Ghana develop in freedom was not lost in history.
I also doff my hat for all those brave, loyal and committed men or women of 18 years and above then, who saw something good in the party and became members of the on their own volition. You didnât wait to be promised or baited with juicy positions; you walked and ran to the party when it didnât look attractive. We salute you all!
Whereas some of us have been fortunate to have scored 30 out of the 30 years, others are yet to score pass marks, but the most important thing is that all of us continue to share a common vision that needs to be managed and steered properly so that we donât veer off the road like others have done.
Letâs vow never to sacrifice our enviable tradition on the altar of greed and selfishness of the few. We are a tradition that recognizes seniority and rewards commitment and loyalty. We are a tradition guided by history. Never again should we allow greed and selfishness to divide our ranks and weaken our base. 1979 is there to guide us.
For dignity of our tradition, unity and victory sake, we would choose a Founding Member of our party, Alan Kyerematen, who, in the midst of serious tension that could break up the unity of the party into pieces, saw the need to make a great sacrifice for Nana Addo to lead the party in 2007 at the Legon Congress, when Nana Addo was not able to secure the required 50% plus 1 to become the partyâs presidential candidate.
Nana Addo, in his acceptance speech after the contest, recognized and appreciated that great sacrifice and openly said Alan Kyerematen would be the next leader to lead the party after him. Such profound statement by Nana Addo cannot be forgotten.
COMPARATIVE ADVANTAGE OVER NDC :
What political sense would it be to throw away the golden advantage we have been having over the NDC in the political market, when it is pretty obvious that the 2024 election is going to be the most competitive since 1992.
It goes without saying that three political parties would pick their presidential candidates from the North â the NDC, PNC and Hassan Ayarigaâs party.
So, what advantage would the NPP have for also picking our candidate from the North, especially when our main competitor, John Mahama, is a member of the largest community in the country, the Christian Community, which has most of its members in the South.
Think about it!
MOST MARKETABLE BRAND IN NPP:
Without doubt, the Alan brand is the most popular, attractive and marketable brand in the country at the moment. We need to win in the Ashanti Region, Eastern Region, Central Region, Western Region, Ahafo Region and Bono Region massively like never before, if we really want to break the 8.
By far, Alan Cash is the only person who can connect well with these regions to give us the needed numbers to win in 2024.
Hon. Alan Kyerematen, most of our young ones in the party donât even know that your signature was one of the few signatures that gave birth to the party.
Some have even been made to erroneously believe that it was President Kufuor who brought you into the party, just like how Nana Addo brought the Vice President into the party in 2008, 14 years ago. O how we have failed to teach our young ones the true history of our great tradition!
Truth must be told that, as a Founding Member, you werenât only there in the labour room when the party was born, you were also part of the few brave ones who nurtured and nourished the baby Elephant till she was able to stand on her feet well to win power in the 2000.
Significantly, you were also part of the few people who emptied their bank accounts to buy the partyâs first headquarters at Kokomlemle, and financed the party from day one (1992). At that time, some people didnât see our party to be good enough to join, but you risked it all to be a Founding Member, regardless of the potential consequences at the time. That was the dark days of Ghana politics, the era of Commandos, when people lost their careers, businesses, limbs, lives and fortunes by virtue of being members of NPP.
Kawdwo Kyerematen, your unparalleled service, labour and sacrifice would never be in vain.
You shall be the head, not the tail.
You shall be the next President of our great Republic. No amount of money, intimidation, manipulation and twisting of history can stop that. You would be the one to breathe a new kind of hope and inspiration into the partyâs current state of unconsciousness to revive it once again. And, we shall all smile as Ghanaians like the infectious smile of a baby. Surely, there is hope!
Shalom shalom!

In Prampram, the town conjures images of fishermen mending torn nets; canoes splash with inscriptions, mostly offering hope in the flames of despair, fetish priest performing rituals a block away from a church, a mother taking selfie in the company of the daughter and goats loitering freely as if they are afraid of a well-sharpened cutlass.
Located in the Ningo-Prampram District of the Greater Accra Region, it is about 15 km east of Tema and nearly 40 km from Accra. It is bounded on the north by Shai-Osudoku District, south by the Gulf of Guinea, on the east by the Ada East District and to the west by Kpone-Katamanso District.
The district proximity to Tema and Accra makes it easy for community members to have access to many social facilities and infrastructure, such as good roads, water, hospitals, and electricity. The district also houses the Central University College at Miotso and endless plush buildings dotted across the city. There are others too from outside the country, mostly African Americans whose presence, from history, dates back.
There is a growing population of an African American community in the district, which has been part of the bigger returnee story from the United States. There are others from the Caribbean like Rita Marley, wife of reggae legend Bob Marley, whose beachfront house remains a shrine for tourists visiting Prampram.
Some scenes from the site
Truth be told, there are few places in this country as naturally alluring as Prampram (and by extension Ningo). The town is bathed in the glorious sunlight of fresh air and slurped by the melodious chirping of birds, especially in the morning. The residents are friendly; children willingly hold your hand and take you to your destination without demanding nokofio or trying to rob you of your property.
The town has unique characteristics; nimble kids climbing coconut trees as tall as a 4-storey building are common place.
It is a small town so each person is known to the other, and integrity is paramount to the town own self-preservation. The music from fishermen mending their nets is a delicious blend of Ga, Dangbe, broken English and Twi, with occasional whistling pounding through the lyrics.
And the pool of regular holiday makers who often end up buying fresh fish will bear witness to this, a memory that is not only preserved in the mind but in pictures and texts. Trotros (minibusses) and taxis are the primary means of getting around the town, though most people have their own calls. There are also fleets of the famous buzanga Volvo bicycles, which remain a great way of getting around the town as a tourist. There is also the arrow glass or wooden passenger buses which carry mourners to funerals on the weekends.
The town offers a perfect haven for holidaymakers hoping to get away from the noise. The population is mostly made up of fishermen and traders who operate side by side each other, offering the basic needs residents need to make life worth living. It is therefore not difficult to find fresh or smoked fish, tubers of cassava, tomatoes, salt, garden eggs, goat meat or even assorted fruits, selling within the same space, or a meter away from each other. There is a fresh fruit selling joint at the junction once you turn into the road leading to the town.
Fishermen, fish mongers and other traders use this type of transport to transport themselves and their goods to and from Prampram.
That is information for unrepentant lovers of fresh fruits who may be wondering where they can get their favorites. The main town also has quite a good number of them, especially on the road leading to both new and old Ningo, another vibrant town with strong tourism presence, including a beachfront resort and affable folks.
In the shade of roaring sounds from private cars, tourists arrive in their droves to the various beachfront resorts dotted across all the way to Ningo; unpacking bags containing clothes, cameras, and other related items for the weekend. Married couples, single men and women, ordinary friends, students and random persons form part of large convoys streaming into these resorts on a daily or weekly basis, to spend time away from the city marauding noise.
Apart from Golden Beach which was the only resort at the time, the number of resorts and guesthouses has increased astronomically. It has a huge parking space and accommodation is reasonable. Today in Prampram and Ningo combined, there are more than thirty resorts providing decent accommodation and meals for guests.
They include Signature at the Beach, a 10-acre beautifully landscaped estate with direct access to the beach, catering for the needs of business travelers, adventurers, and couples. Cora Beach, Comm C, Pram Beach (which is now up for sale), Legacy Tribe Beach Resort, Ocean Green Beach Villa, Royal Dede, Coba Cabana, and the Palms, the latest addition, offering an exquisite blend of antebellum and modern era architecture.
Information on their website describes the place as an intimate, private resort which guarantees visitors a large swimming pool, relaxing Spa, luxury lounge, piano bar, achild play area and a nicely landscaped lawn overlooking the ocean. It has a spacious parking lot for their cars. Guests are likely to walk into the warm embrace of a well-behaved staff and their infectious smiles. And the smiles are equally reflected at the various resorts one is likely to visit.
There are also hotels like Sealane and City Escape equally offering near perfect services for guests. Companies and individuals hoping to hold conferences away from their workplaces should look to these two or any other hotels in the town, and there will be value for money. The hotels and beach resorts are common with wedding receptions and other social events.
There are also a good number of pubs and restaurants (and chopbars) splash across every corner of the town, meeting the pocket needs of those with a low budget. Ocean view restaurant on the way to Ningo, after the main cemetery, offers a combined service of continental and local dishes. Guests also have a perfect view of the water and the greenery surroundings from the rooftop bar.
Beyond the resorts and hotels, religion is an important part of the lives of residents. There are places of worship for Christians, Moslems, and Traditionalists. Mosques, churches and traditional shrines co-exist peacefully without the jot of any blood, apart from those of goats and fowls used for rituals.
It has been like that for many years and growing up in the 1980s and 1990s, I witnessed a good number of such rituals during the Homowo festivals. Prampram and Ningo celebrate the festival. Other celebrations for traditional festivals take place yearly after the Easter celebration. The chiefs and the Asafoatseme also observe yam festivals for their traditional stools every year. Funeral rites for the departed relations are also observed yearly by the various clans, a tradition tourist cannot afford to miss during their visits.
Prampram is also known for its rich child naming ceremony and other festivals. Puberty rites are performed for boys and girls. The boys undergo circumcision in their infancy. When they reach manhood, their fathers buy guns for them and engage wives for them. They are also given land to cultivate or fishing gear to fish. The girls undertake the Dipo rite, which originally, was a home craft course lasting for three years. During this period, they are taught personal cleanliness, housekeeping and cookery, laundry, sewing with thread and needle, weaving of basket, childcare and decent manners. Today, the period for the Dipo initiation rites has been reduced considerably to one month or less. Gifts are often showered at them during the parade through the town.Another important site worth mentioning and of significance is the police station in the town. It is the oldest and was built by the Danes in 1814. Sadly, it has not seen much improvement and the facility housing the officers needs a makeover, something I believe will boast their morale. The officers tell me the crime rate in the town is very low, and I believe it an incentive to attracting people to the town.âI believe that Prampram is a good place, crime rate has decreased drastically and both the police station and fort venom can serve as tourist attraction sites to fetch money for the traditional areaâ â Divisional Commander, Mr. Washinton Foli Well…itâs not only an old police station, vehicles from the “ancient of days” still ply the roads of the town. The place has some even cheaper barefoot chic options, only if you are willing to sacrifice a bit of your time and walk around; there is more one can see and take in. For those desperate to know how canoes are shaped from mere wood to what they finally become, the town offers that. Gifted artisans in both Ningo and Prampram have in the past availed themselves to be interviewed and filmed by tourists seeking information about their work.
When the English Premiership starts, and for league addicts like myself, Pram City is the venue to watch your favorite teams: Arsenal, Chelsea, Spurs, the two Manchester clubs and the rest. City is directly opposite E.T. Mensahâs house from across the street after the police makeshift barrier.Prampram is the potpourri of everything and for those looking for venues to tie the knots or engage their partners; the adorable beachfront resorts are more than enough to help host you. This is Prampram. Often, and probably rightly, described as a tourist haven, it is a home of good people. Come share in our wealth.

This morning, Monday, October 10, 2022, I had the privilege to host two distinguished Diplomats in my office-the Danish Ambassador to Ghana, H.E Tom Norring and UNICEF GHANA Country Rep, Anne-Clare.
The purpose of the visit to me, was among other things, to call on me ,as courtesy demands ahead of commissioning of projects undertaken by them, in collaboration with the government of Ghana-the COVID-19 Resilience Initiative (WASH/SOCIAL PROTECTION)
The purpose of the projects is to improve healthcare and education with primary and Secondary impacts of virus on children, adolescent girls and women in the participating Districts.
The Kumasi Metropolitan Assembly, Kwadaso and Asokore-Mampong Municipalities are the beneficiary Assemblies.
I used the opportunity to express, on behalf of the Ashanti Regional Coordinating Council and on my own behalf, gratitude to the Danish government for their support, especially, during the peak of the COVID-19 pandemic.
I also commended the WASH programme and noted that the programme has come at a time the region was keen on improving the sanitation of the people, especially, girls and women.
Further, I assured the Danish Ambassador, Tom Norring and the Unicef Rep of the ARCC’S preparedness to support any projects that will improve both, economic and social well-being of the people of Ghana.
Later, I joined the two Diplomats to commission the WASH facility at Kwadaso M/A Basic school.
